What does a home inspection include?

The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing system; electrical system; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; and the foundation, basement and structural components. ASHI publishes a Standard of Practice and Code of Ethics outlining what to expect in the home inspection report. It is important to note that there may be some exceptions. If certain areas are inaccessible (locked door, tenant’s belongings in the way) or unsafe conditions (severely steep roofs, poor structural integrity, utilities tuned off), the inspector will explain the situation and note that they could not assess that specific area or system.

Why do homebuyers need a home inspection?

Buying a home is a significant investment and might be the largest one a homebuyer ever makes. It’s recommended that homebuyers gain as much knowledge as possible about the property before purchasing it. A thorough home inspection can reveal any significant repairs needed, potential oversights by the builder, or general maintenance required to keep the property in good condition.  Do I need to be present for the Inspection?

Although it is not required for the you to be present for the inspection, I highly recommended it. This is a great chance to learn more about the home and ask questions about the condition of the home and how to maintain it. At the conclusion of the Home Inspection, we can walk and discuss the findings of the home, both positive and areas with an opportunity for improvement.

 What if I cannot be present for Inspection?

I understand that you might not be able to join me onsite at the conclusion of the inspection. No worries, I am happy to set up a time for us to review your inspection report and answer any question you might have.

 What does a Home Inspection cost?

Rates will typically not vary more than $100 between different companies and are based on the square footage and age of the property. Professional Home Inspections doesn't strive to provide the cheapest cost, but rather to provide the best value. I encourage you to not base your decision on price alone, as a home purchase is one of the largest financial decisions you will make in your life. Quality is remembered long after the price is forgotten.

 How long does a Home Inspection last?

Typical inspections last between 2.5- 4 hours depending on the age, condition, and size of the home. Larger homes, older homes, or homes with multiple issues always take longer than smaller, newer, well maintained properties.

What if the Inspection report reveals problems?

It is important to note that no house is perfect. An inspection can reveal significant repairs needed, potential oversights by the builder, or general maintenance required to keep the property in good condition. My role is not to tell you if you should or should not buy the house but to help you understand the positive aspects of the home and the opportunities for improvement at hand. My goal is to leave you with a deeper understanding of your prospective home. Allowing you to make a sound decision as you continue the home buying process.

Can a house fail a home inspection?

A professional home inspection is an examination and objective assessment of the current condition of a house. I will not pass or fail a house but rather describe its physical condition and indicate what components and systems may need major repair or replacement. A home inspection is not an appraisal and will not determine the home's market value.
